Homeowners and/or developers are required to submit plans for any/all new structures, additions, or exterior remodels. This is mandated under the CC&R's (Codes, Covenants and Restrictions) for the various tracts within our community and is part of your Title Report. The purpose of the review is to outline certain requirements of the Conditions, Covenants and Restrictions (CC&R's) for the various tracts the most important of which again is the requirement that the owner of property in this tract must obtain approval from the Architectural Review Committee (ARC) prior to commencing construction. The ARC meets on an Ad hoc basis as plans are submitted for review.
The CC&R's principally address the setback requirements for the home and address the height and location of fences, particularly along the street. Setback requirements are the distances that must be maintained between the home or structure and the various property lines. Homeowners should understand that minimum side yard and front set backs are spelled out for all construction. In most cases these setbacks are greater than required by the Los Angeles Building Code and must be complied with. By submitting your plans for the work proposed, you will avoid costly delays to make changes in your project so as to comply with the requirements of the CC&R's. See submission requirements here:
